We see this one a lot in Beaverton, Aloha, parts of Hillsboro, and the Bethany/Rock Creek hillside neighborhoods that filled in during the '80s and early '90s. A homeowner calls about a "small leak" behind a wall, we open it up, and there's the telltale gray pipe. If that's your house, it's worth understanding what you have β before a fitting lets go while you're at work.
What is polybutylene pipe?
Polybutylene (often written "PB" or stamped PB2110) is a flexible plastic water-supply pipe that was installed in millions of U.S. homes from the late 1970s through the mid-1990s. It was cheap, easy to run, and looked like the future of plumbing. Then it started failing.
The problem is chemistry. Chlorine and other oxidants in normal municipal water slowly attack polybutylene from the inside, making it brittle and flaky over years of use. Micro-fractures form, usually starting at the fittings, and eventually the pipe or joint gives out β sometimes as a slow weep, sometimes as a full burst. Manufacturing of PB for potable water in the U.S. ended in the mid-1990s, which is why the build years matter so much.
Do Portland homes have it?
Plenty do. The Portland metro saw heavy residential growth in exactly the window when polybutylene was popular, so it turns up across a lot of the west-side suburbs:
- Beaverton and Aloha β large tracts of late-'70s through early-'90s homes.
- Bethany, Rock Creek, Oak Hills, Bonny Slope β the NW Beaverton hillside communities built out ~1990 onward; early homes in these can have PB.
- Hillsboro and Cedar Mill β mixed housing stock with pockets from the same era.
- Any Portland-area subdivision with a build date roughly 1978β1996 is worth checking.
Newer construction won't have it, and some homes from that era were plumbed in copper instead. The only way to know is to look.
How to identify it yourself
You can often spot polybutylene without a plumber. Check two easy places first: where the main water line enters the house (near the shutoff) and around the water heater. Look for:
- Color: most often gray, sometimes blue or black, plastic β not the white of PVC or the orange/reddish tint of copper.
- Flexibility: it's a bendable plastic pipe, roughly Β½" to 1" across, not rigid.
- Markings: a stamp reading "PB2110" is the giveaway.
- Fittings: joined with metal or plastic crimp rings rather than soldered like copper.
Don't confuse it with PEX. PEX β the good modern stuff β is also flexible plastic and often comes in red, blue, and white. If your pipe is gray and stamped PB2110, that's polybutylene. If you're not sure, snap a photo of where the line enters the house and send it to us β we can usually tell you from the picture.
Why it matters even if it isn't leaking yet
- It fails without warning. Unlike a slow copper pinhole that stains a ceiling for weeks, PB can let go all at once. A burst supply line under pressure can put hundreds of gallons into your home before anyone notices.
- Insurance. A growing number of carriers won't write or renew a policy on a home with active polybutylene, or they'll charge more. If you're buying or selling in the Portland market, it can come up in underwriting.
- Patching doesn't solve it. Fixing one failed fitting leaves the rest of the same aging pipe in your walls. It's a "when," not an "if."
This is one of the strongest arguments for a planned repair over an emergency one β you'd much rather schedule a repipe than mop up a flood.
The fix: a whole-home repipe
Replacing polybutylene means running new supply lines throughout the house. Today that's almost always PEX β flexible, freeze-tolerant (which matters in our occasional hard freezes), and often routable through existing wall cavities with far less demolition than a copper repipe. Copper is still an option where a homeowner prefers it.
